Commercial Roofing Project Overview
The existing roofing system on this commercial property was aging and reached the end of its useful life. We removed all the old layers of roofing materials and prepared the deck for the new system. The scope of work included:
- Complete tear-off of existing roofing materials
- Removal and replacement of roof edge copings
- Installation of 1.5 inches of ISO insulation board
- Fully adhered 60mm EPDM rubber roof membrane
- New flashings around roof penetrations and chimneys
- Installation of new roof drain
Challenges of This Commercial Roofing Project
One challenge on this project was the restoration of the original roof edge copings. We needed to remove them in order to properly install the flashings along the walls. We are always careful when removing and salvaging original copings. But sometimes, due to current condition, age, and how they were originally secured, some copings need to be replaced. Our team took great care to salvage and reuse as many existing pieces as possible. For damaged sections, we fabricated and installed new steel coping strips to match the original architectural style.
Highlights From This Commercial Roofing Job
A major highlight of the project was the custom fabrication and installation of new skylight framing and hatch cover. This allowed us to remove deteriorated sections and prevent future leaks. We also paid attention to seam detailing and waterproofing around roof penetrations. Correct flashing and sealant application is crucial for preventing leaks.
Final Results
In the end, we handed the customer back the keys to their commercial space with a durable, watertight new roof system. The finished project will protect their business for years to come. See some photos of the project below.
